Moisture investigation in Knoxville

InDepth Mold Consultants finds where unwanted moisture in a home or building is coming from: a leak, groundwater, condensation, high humidity or air moving through the structure. You get a written explanation of the likely source and what to address first, from a consultant who doesn't sell repairs.

Based in Knoxville, TN. Serving East Tennessee and the southeastern United States.

Signs

Signs worth investigating

  • A ceiling or wall stain that comes back after it's painted
  • A musty odor with no visible mold
  • Damp soil, wet framing or standing water in a crawlspace or basement
  • Condensation on windows, ductwork or framing
  • Swollen trim, cupped flooring or peeling paint
  • Mold that returned after it was cleaned

How it works

How the source gets traced

Moisture rarely shows up where it gets in. Water runs along framing before it drips, air carries vapor through gaps, and a cold surface can collect condensation far from any leak. The investigation follows the evidence back to the cause:

  • The history: when the problem appears, whether it follows rain or humid weather, and what has already been repaired
  • The exterior: roof and flashing, gutters and downspouts, grading, windows and wall cladding
  • Moisture readings mapped across the affected area and the materials around it, inside and in the crawlspace, basement or attic, so the pattern shows where water is moving
  • Thermal imaging to find temperature patterns behind finishes, confirmed with meter readings
  • Temperature and humidity readings that separate condensation from a leak
  • Air pathways: where air moves between the crawlspace, wall cavities, attic and living space, carrying moisture with it

The cause

Leak, condensation or humidity: why it matters

A roof leak, a humid crawlspace and condensation on an uninsulated duct can all leave the same stain on the same ceiling. The repairs are completely different: flashing work for the first, drainage or vapor control for the second, air sealing and insulation for the third. Identifying which one is happening keeps you from paying for the wrong fix and seeing the stain again next season.

Independent

Independent advice

Many moisture inspections are offered by companies that also sell waterproofing, encapsulation or restoration. InDepth provides assessment and consulting only. We don't sell or perform repairs or mold removal, so our recommendations aren't tied to a job.

Mold

When mold is part of the picture

If there's suspected mold, it's evaluated alongside the moisture source, and samples are collected only when they answer a specific question. See mold inspection and testing. When remediation is needed, we can write a project-specific protocol and later verify the completed work.

The report

What you receive

A written report with observations, photographs, moisture readings and thermal images where they were used, the likely source or sources, and what to address first, along with the limits of what was inspected. See how a report is laid out in the sample report (PDF, 10 pages).

Limits

When readings alone aren't enough

Surface readings and thermal images show where moisture is present at the time of the visit. They can't see inside every wall cavity, and a leak that only appears in wind-driven rain may be dry that day. When the source still isn't clear, InDepth can probe suspect materials or run controlled water testing, wetting one suspected entry point at a time to confirm or rule it out. Either step is discussed and agreed with you before it's done.
